The quote is not the cost
Two quotes for the same number of desks can differ by a third once the extras land. The difference is rarely the space — it is what the operator has decided to charge for separately.
Six things to ask about explicitly
Setup and onboarding fees. Internet, and whether a dedicated line is extra. Cleaning frequency and whether it covers your private room. Printing, and what happens past the allowance. Meeting-room credits, their expiry, and the overage rate. Restoration or exit costs at the end of the term.
Ask what happens when you grow
The most expensive surprise is not a line item — it is discovering that adding four desks means signing a new agreement at today’s rate for a longer term. Ask how mid-term expansion is priced before you sign the first agreement.
Compare per person, per month, all in
Reduce every quote to one number: total annual cost divided by headcount divided by twelve. It is the only figure that survives a conversation with finance.
