The office did not shrink — it changed shape

Across the network, member companies hold fewer permanent desks per employee and draw on more shared capability — specialists, rooms, and other companies. The building they need is a different one from the building most leases were written for.

Midweek is the whole game

Tuesday, Wednesday, and Thursday carry the overwhelming majority of attendance. Friday runs at roughly a third of the midweek peak. Sizing an office to the weekly average, rather than the midweek peak, is the most common and most expensive mistake we see.

Flexibility is being priced, not assumed

Members increasingly trade a longer commitment for a lower rate, then use expansion rights rather than re-tendering. The commitment is getting longer; the rigidity is not.
